NJ MADISON — Madison Zoning Board approves two residential variances; carries third application. The Board unanimously granted applicants Hartnett permission for a pool, patio, retaining walls, and perimeter fence at 11 Harwood, and approved applicants Sullivan for an addition at 53 Knollwood Avenue. The Board carried the Spatola application for a covered patio to July 9, 2026, after Chairman Joseph Santoro and Board Attorney Gary Hall emphasized that complete, finalized plans must be submitted before the hearing can proceed.
The Board determined that applicants must submit all proposed variances and modifications in advance of hearings to allow adequate Board and professional review.
