Planning Board continues Romanelli site plan pending architectural revisions

NJ MADISON — Madison Planning Board hears Romanelli mixed-use proposal at 42 Lincoln Place, seeks design revisions. The Board heard a preliminary and final site plan application presented by applicant's counsel Nino Coviello, Esq., architect Jason Hanrahan of Mode Architects, and engineer Eric Keller, P.E., proposing ground floor retail with residential units and approximately 1.4 parking spaces per unit. Board Engineer Dennis Harrington and Traffic Engineer Harold Maltz provided professional comments on infrastructure and circulation.
The Board raised significant concerns regarding façade design, building height variance, ADA compliance along the sidewalk, and green roof durability. The application was carried to April 21, 2026, for revised plans.
