Commission escalates Forum Coffee facade violation to Mayor and Council

NJ MADISON — Historic Preservation Commission escalates Forum Coffee facade dispute to Mayor and Council. At its February 10 meeting, the HPC decided to escalate enforcement of facade restrictions at 1 Waverly Place after tenant Forum Coffee painted the building's first floor beyond the scope of HPC approval. Landlord Joe Falco requested enforcement of the Commission's November 25, 2025 approval limiting changes to the signboard only.
Forum Coffee representatives, who were invited to present, did not attend or communicate with the Commission. The building is a downtown landmark featured on the Preservation New Jersey website and appears on the HPC's official letterhead.
